South Lake Tahoe Vacation Rental Permit Update as of May 10, 2026
I had the privilege to interview Lauren Parmenter, General Manager of RnR Vacation Rentals. The vacation home (VHR) rules have been in flux for the last 7 years in South Lake Tahoe. The latest is that now it is legal to vacation rent your home again in the city limits and permits will be issued until their 900 cap has been met. According to Lauren, “The first few days of applications opening up after the 150′ buffer was removed, there was an influx of applications as we predicted. Its hard to know how many were duplicates or un-qualified. Since then, it has slowed down quite a bit. To date there have been around 390 new applications submitted. This is an addition to the appromitaley 425 that was on the books prior to the April 23rd date. Thus it seems we have about 800 in the works.
The most popular neighborhood for permit applications in for The Tahoe Keys.
According to Lauren, the majority of applications her company submitted on behalf of our owners came from the Tahoe Keys. That is a popular neighborhood for vacation rentals because they command higher rental rates due to their size and lake access. The Tahoe Keys is centrally located in South Lake Tahoe and almost every condo and house has its own private dock and there are great HOA amenities.
The permit fees and time it takes to obtain one
The permit fees are based on the size of the home. At a minimum for a 4 bedroom, occupancy of 8, you are looking at $548 for the application fee, $1340 annually for the permit fee and $285 for the fire inspection. Then there are additional costs to stock and prep the home to pass the fire inspection such as defensible space clearing, installing safety equipment, cameras, noise monitors, etc. The City of South Lake Tahoe’s website has all important details, fire inspection checklist, fee schedule and application instructions. “The first responses back we have gotten from the city since submitting applications took a couple weeks. Then its taking about 1-2 weeks to get notified we can schedule the fire inspection. But the city has up to 30 days to respond,” says Lauren.
Why work with RnR Vacation Rentals?
There are several important factors we consider before we agree to manage a home: You need to be flexible with your pricing and trust us to set the pace. The market dictates the rate at which your home will book for. If you set high minimum rates, your home may end up with low conversion rates which directly affect your homes rankings on the 3rd party booking sites like Airbnb, VRBO, Booking.com etc. We use a dynamic pricing tool along with a lot of human oversites to maximize revenue. Your home needs to be available for peak seasons and holidays. Your home needs to be well cared for, updated and offer the top amenities guests look for. It’s important to keep up with preventable maintenance, approve repairs when needed and update your furnishings as needed. These are all topics we discuss when considering bringing on a new client/home. One tip I would add for people shopping for management, beware of companies offering low management rates. You get what you pay for! Do your due diligence.
