Current Real Estate Market Info
As of March 20, 2026 the overall market here in South Lake Tahoe is starting to emerge from hibernation like our Tahoe Bears. The last 12 months is showing that our market pricing is neither rising or lowering but stable. The speed at which houses are selling is slow and the average days on market is 150 days or 5 months. That means it takes on average 5 months from the day the house hits the market to the day the house is sold and closed.
Current Inventory
The Current Inventory here in South Lake Tahoe consists of a total of 79 homes, 35 condos/townhomes and 37 vacant lots. Springtime is the time when we see inventory increase. This year, spring seems to be approaching sooner than normal with these warm temps and low snow. Time will tell if the weather temperature increasing is in line with the inventory increasing.
What Sells the Fastest in this Market
New construction homes sell the quickest in today’s market. Secondly, homes that are in great condition without deferred maintenance. It seems the word got out that finding a good contractor is costly and timely. Thankfully, all homes do sell eventually but at a realistic price not “seller pricing”. Also, it will be interesting to see if the new vacation rental permit rules in the city limits affect value for homes in the city vs. the county. When Measure T went into effect we saw prices in the Tourist Core go way up!
